I design unique home plans for custom clients as well as market friendly home plans used by builder clients for speculative construction in all markets from entry level, light multi, move-up and semi-custom to executive estates and luxury mansions.

From hand drafting home plans in the 1970's, I transitioned to computer aided design during the 1990's, designing homes for my own home building business. I began designing exclusively in 2001 with a design program which also allows me to create 3D rendering images.

In addition to efficient design, I provide full color photo-realistic rendering products for marketing brochures, flyers and signs.

My floor plans are designed to maximize space efficiency, provide features personal to the custom buyer and add signature to the builder product.

As a hands-on custom home builder, I understand what is needed in construction documents for an efficient jobsite environment and material management. With every plan, my goal is to eliminate site improvisation and return your plan fees in job cost savings.

I have drafted hundreds of construction documents for various building department jurisdictions with great success in gaining plan check approval and quick permitting.

My structures are designed not only to well exceed minimum design criteria, but to enhance construction quality and efficiency while substatially reducing finish surface defects and noticable deflection that is typically present in a minimum design load environment.

Additional Skills:	As a former General Contractor specializing in Custom Home Design/Build, I have developed master carpentry skills for concrete forming, casting and finishing, framing, siding, roofing, interior finish and cabinetry. My hands-on building experience has made me familiar with the application of various materials to building plans and what details are needed to appear on plans in order to communicate with all site and support personnel from structural engineers, to well educated superintendents and lead carpenters to entry level laborers.

Work Terms

I depend primarily on referrals as my marketing strategy. That means I'm after satisfied clients and repeat business. Your positive feedback is very important to me.

I'm very flexible in terms of work hours and meeting deadlines. Communication is invited all days during normal business hours and I do accept calls after hours and weekends in pressing situations. Voicemail will be returned very promptly.

Email is preferred for general correspondence. I review incoming regularly and will respond promptly, most times within an hour and very seldom beyond a day. I invite comments, questions and revision requests any time during the design process. It's your project...don't be afraid to bother me with it.

Payment schedule is prearranged based on completion of segments of the project. 30% of the total fee for delivery of Concept design drawings for approval to commence plan drafting, 65% for delivery of finished documents for bidding and submittal to your building dept for plan check. This is also your opportunity to review and approve the draft. Final 5% is payable upon submittal of any redline revisions requested by you or your building dept.

Work is delivered via email in jpg, pdf, dwg or dxf formats as requested for your local reprographics, engineering, truss design, HVAC, suppliers and subcontractors.
