Greetings:

I have a 310 acre project that has been approved in Madison County Idaho USA for a Master Planned Community. I have attached three documents.

  1. Bare Land     This shows the current layout of the land as it is being farmed. There will be 8 phases A-H of approximately 40 acres in each phase. Phase A&B are to the North of the project and are depicted in the Platt drawing.

 

  1. The Elevations are for Phase A&B only and so it is for 80 acres only.

 

  1. The “Platt” document is what we used to submit to planning and zoning and was simply created to show a conception. It was created before elevations were made and as a result it was strictly to give the P&Z board and the commissioners a vision of what could be.

 

We will start with Phase A and then move to phase B etc. This is to accommodate farming the land and will take the land out of production as the project grows.

It should be noted that the land has a general slope from the east to the west with a steeper drop between C & D. I would like to see a substantial amount of green belt with at least a 30 feet around the perimeter of the whole project. Also green walking paths along side of all water ways and through the center North to South. We will reclaim much water and use portions of it to supply water features and ponds.

The project as a whole will have a rural/rustic feel, complete with orchards, meadows, streams, ponds, community gardens, barns and farm animals. ( chickens, goats, sheep) After we finish phases A&B we will move ahead from there.

I will need to submit plans to the commissioners mid February.

This letter will serve   a starting point to determine if you are interested in a project of this type.
