LEGAL SITUATION.
240 acresof Missouri farm land was purchased from a private party by an individual in 1878, the land was purchased on a contract and was paid for so it was free and clear of encumbrances in 1890.

240 acresof Missouri farm land was purchased from a private party by an individual in 1878, the land was purchased on a contract and was paid for so it was free and clear of encumbrances in 1890.
The owner of the property was married and the property owner died in 1893. He left a 'life estate' will which left his 240 acre farm to his wife until she passed . When she passed the land was to go to to his four named children.. One son and three daughters.
The wife passed in 1935 without a will and when they went to probate one daughter and another daughter's husband wereappointed by the court to be the executor's. They handled the personal property but no mention was made of the 240 acres of land since the decision was previously set up by the father's will.
The son remained on the farm as a home for his wife and three children. Two of the sisters remained associated with the property and one sister was married and went to live on the land provided by her husband. She no longer associated herself with her undivided interest in the home farm.
Theson died in 1965, intestate and had lived on the farm his entire life. Two of the sisters moved 65 miles away from the home farm and established a home there. the other sister lived on the farm provided by her husband until she died. She left two unmarried children. They have since died with wills and gave their 'real property - not identified) to another family member. The two sisters died by 1986.
The three children of the son settled their father's estate, without probate since the laws in MO do not require probate after 14 years. It was settled by a lawyer and divided equally between the three children. The three children purchased the property owned by the two sisters and set up two corporations in 1977.
Onecontained the son's interest in the home farm. The other corporation contained the property purchased from the two sister's as well as their undivided interest in the home farm..
The main question is WHAT happens to the interest in the home farm of the third sister? Show less

There are 3 parties party1(an estate) party 2 (an LLC)and (Myself)party 3
Party 1 (an estate) entered into a contract to purchase with party number 2 (an LLC) – the contract was contingent on party number 2(the LLC) obtaining building permits which party number 2 (the LLC) successfully obtained this happened over a 2 ½ year period. Before closing out thier transaction.
party 3 (which is me) receives a phone call from party 1 offering to sell me(3) the property – (party3) accepts the offer to purchase and closes on the property not knowing of any previous contract, in addition the seller was from an executrix of an estate who was represented by counsel signed an affidavit that this property never had any other previous engagements etc…
(There was a previous notice of settlement on the property but it was over 12 months old well past the 45 day effective time period in NJ)
Now rightfully so party 2 (the LLC) is upset files a suit against the estate, but in addition names me (party3) as a defendant now encumbering my property with a lis pendance. I am looking to dismiss this case because my position is that although party 2 (llc) has a right to sue the estate it does not have a right to undo my purchase because I am an innocent 3rd party purchaser with a full arms length transaction.
They claimed unjust enrichment which I do not believe is applicable to me a 3rd party in addition they also claimed conversion.
Note- the LLC in party 2 a portion of the shareholder is an attorney firm who in the past represented me ,so I am a client which that represents a conflict of interest. Although my name does not appear on the title the firm was and is aware of my interest.
Primarily I am looking for assistance from whomever submits fitting credentials-do not need to be represented I am doing this pro se just want excellent help ,should have the ability to research like through westlaw etc… or may have dealt with a similar case in the past. Retired attorney is fine etc.. this is being filed in New jersey so obviously must be familiar with its state laws. Show less
