Can perform right of way acquisition services, per Uniform Act Compliance. The services would include, person-to-person negotiations, full & partial acquisitions takes , constructing permanent & temporary easements, rights of entry agreements for possession and use, and condemnation support. Can perform procurement services, such as preparing request for proposals, information for bids, and other required documents. Can also researched sources of supply, collected, analyzed and used data for procurement task. Assisted with the identification of specifications for statements of work. Analyzed and evaluated response to solicitations for conformances to procurement requirements such as insurance, bonds, and scope of work. Can perform contract negotiations and able to draft deed of easement, leases, option contracts, temporary construction easements, quit claim deed, special warranty deeds, consent of liens, and license agreements. Can perform full service property management, such as managing the day-to-day communications with tenants. Process accounts payables and receivables. negotiate with vendors and contractors. Prepare lease documents, processed rental applications, processed rental changes, approved monthly rent payment schedules and rental invoices. Maintain necessary records of all financial transactions of the property, prepared monthly, quarterly and annual reports, ensured annual reports deadlines were met and delivered on time. Process all move-out deposit accounting. Issued all legal notices. Perform regular inspections of the grounds, building exteriors and common areas. Record deficiencies and took necessary action within budgetary restrictions. Knowledge of local, state and federal laws in fair housing, rent court & evictions, collections, landlord-tenant law and equal employment. Guarantee all leases and other confidential paperwork were uploaded and securely stored in accordance with compliance guidelines. Project Development Coordinator - Set and relay project schedules including engineers, contractors, estimators, etc. Ensure timelines and maintained a schedule to ensure the projects to finish within the set budget. Make changes and updates to schedule as needed. Directed a team of subcontractors and sub consultants on project activity. Review project reports. Negotiated property damage settlements to accomplish the proposed construction. Write detailed scopes of work, temporary construction easements and other agreements for signature. Assisted with preparing cost estimates and assisted with contract buy-out/sub-contractor submittals to ensure compliance with specifications.
