HIRING: COMMERCIAL ROOFING COLD CALLER — $100 PER QUALIFIED LEAD


Roof Restore is looking for experienced cold callers to generate qualified commercial roofing leads.


This is a 100% performance-based position paying $100 for every verified qualified lead.


COLD CALLING ONLY.

No Google Ads.

No Facebook Ads.

No LinkedIn outreach.

No email marketing.

No SEO.

No purchased leads.

No bid sites.


We are specifically looking for someone who knows how to pick up the phone, reach commercial roofing decision-makers, have a real conversation, and generate legitimate opportunities.


COMPENSATION


$100 per verified qualified lead.


There is no hourly pay, monthly retainer, setup fee, or upfront payment.


You are responsible for your own:


Commercial prospect lists

Calling platform/dialer

Phone numbers

Research

Calling expenses

Cold-calling operation


We provide the roofing offer, sales direction, and cold-call script.

You will contact commercial decision-makers such as:


Commercial property/building owners

Property managers

Facility managers

Asset managers

Other individuals responsible for commercial roofing decisions

WHAT COUNTS AS A QUALIFIED LEAD?


A list of names or businesses is NOT a lead.


You must personally cold call the prospect and have an actual conversation with the appropriate decision-maker.


The prospect must have a legitimate commercial roofing need or genuine interest in discussing restoration, repairs, preventative maintenance, or replacement.


The lead must include:


Decision-maker’s name and position

Company/property information

Direct contact information

Property address

Roofing need or pain point

What was discussed during the call

Level of interest

Next steps


Our ultimate goal is to schedule a free commercial roof inspection or estimate.


IMPORTANT


We are looking for results—not simply call volume.


Making hundreds of calls without producing qualified opportunities does not create value for us.

1. GATEKEEPER


Caller:


“Hi, I was hoping you could point me in the right direction. Who handles the roofing or building maintenance decisions for this property?”


If they ask: “What is this regarding?”


“We’re with Roof Restore. We work with commercial property owners on roof restoration, repairs, and preventative maintenance. I just wanted to speak with whoever handles the roof or building maintenance.”


Do not give the gatekeeper a long sales pitch. The goal is to reach the decision-maker.



2. DECISION-MAKER OPENING


“Hi [NAME], this is [CALLER] with Roof Restore. I’ll keep it quick.


We work with commercial property owners, and one of the biggest things we specialize in is restoring commercial roofs that other companies might recommend replacing.


In many cases, if the existing roof is still structurally sound, we can repair the vulnerable areas and restore the entire roof rather than tearing everything off and starting over.


I was curious—do you have any commercial roofs right now that are leaking, aging, needing repairs, or that you expect you’ll have to address in the next year or two?”


STOP TALKING AND LET THEM ANSWER.



3. IF THEY SAY YES


“That’s exactly why I’m calling.


Rather than automatically quoting a replacement, we can come out, inspect the roof, and determine whether it can be restored.


There’s no charge for the inspection or estimate.


Would it make sense to have someone take a look at it while restoration is still an option?”


If YES, collect:

What they’re looking to accomplish

4. “OUR ROOF IS FINE”


“That’s good. We’re actually not only calling buildings with active leaks.


A lot of our customers have us inspect their roofs before there’s a major problem because restoration is much easier while the existing roof is still in restorable condition.


Would you be opposed to a free inspection just to know its current condition?”


If they still say no:


“No problem at all. Do you know approximately how old the roof is?”



5. “WE’RE NOT INTERESTED”


“Absolutely, I understand. Just so I don’t keep bothering you—is that because the roof is relatively new, or do you already have a roofing company handling it?”


Use their answer to continue the conversation naturally.



6. “WE ALREADY HAVE A ROOFING COMPANY”


“Totally understand, and we’re not asking you to replace them.


Roof Restore specializes heavily in restoration, so we’re often brought in for a second opinion when a roof is getting older or replacement has been recommended.


If someone eventually tells you the roof needs replacement, would you be open to getting a restoration opinion before making that investment?”


If YES:


“Perfect. We can actually inspect it now and give you an idea of where things stand.”



7. “WE’RE NOT HAVING ANY LEAKS”


“That’s actually one of the best times to look at restoration.


Once a roof deteriorates too far, the available options become much more limited. The goal is to address seams, penetrations, flashing, and other vulnerable areas before water intrusion causes larger problems.


How old is the roof approximately?”



8. “JUST SEND ME INFORMATION”


“Absolutely. So I send you something relevant, are you mainly interested in restoration, repairs, preventative maintenance, or just learning about your options?”


Get their email.


Then:


“Would it be okay if I give you a quick call after you’ve had a chance to look at it?”


Try to establish a specific follow-up day.

9. “HOW MUCH DOES RESTORATION COST?”


“It depends heavily on the roof size, existing roofing system, condition, and what needs to be repaired before restoration.


That’s why we don’t want to throw out a number without seeing the roof.


The inspection is free, though. Once we look at it, we can tell you whether restoration makes sense and provide pricing from there.”

10. “WE’RE PLANNING TO REPLACE THE ROOF”


This is not an objection. This is a major opportunity.


“Before you replace it, I would definitely recommend letting Roof Restore take a look.
