Create Lead Magnet For Realtors

I’m looking for a skilled copywriter + designer (or team) to create a professional, high-converting lead magnet for real estate agents.

   This lead magnet will be called:
“How Realtors Are Using YouTube Ads to Get 1-2 Listings a Month, Dominate Their Market, and Become Local Celebrities (Without being a tech wizard)"

The deliverable should be a beautifully designed, ready-to-use PDF (built in Canva, so I can make edits later if needed) that includes:

     General Outline:
Cover Page – clean, modern design.
About the Author Page – bio section (I’ll provide photo + text).
Why YouTube Ads Work – stats + infographic style.
Step-by-Step Framework (5 Steps)
Step 1: Targeting Sellers & Giving Value
Step 2: Crafting the Offer
Step 3: Writing the Ad Script
Step 4: Setting Up the Campaign
Step 5: Follow-Up System
Case Study / Example Page – simple visual example of the system working.
Call-to-Action Page – encourage readers to book a strategy call.

What I’m Looking For:
Strong copywriting skills (must understand how to write for real estate agents).
Canva or graphic design expertise (clean, modern, professional style).
Ability to create actionable, value-packed content that realtors will find easy to understand.
Someone who can take my rough outline and turn it into a polished, finished product.

Deliverables:
Final PDF lead magnet (10-12 pages).
Canva link for future edits.
Copywriting + design included.
