Scope of WorksResidential Steel Building – Complete CAD Drawings, Bill of Materials and 3D RenderProject Overview

I require a suitably qualified CAD Draftsperson / Building Designer with experience in steel-framed residential buildings to produce a complete set of construction drawings from my existing concept drawings.

A basic 2D CAD drawing has already been completed showing the overall building layout, steel frame arrangement and concrete foundation concept. The successful freelancer will develop these into a professional construction drawing package suitable for fabrication, costing and future engineering certification.

The drawings are to be prepared in AutoCAD (.DWG), ZWCAD (.DWG), or another compatible DWG-based CAD package. All source files must be supplied.

Deliverables

The completed package shall include, but not be limited to, the following.

1. Steel Frame Drawings

Produce complete steel fabrication drawings including:

  • Floor framing plan

  • Roof framing plan

  • Column layout

  • Beam layout

  • Bracing details

  • Connection details

  • Typical framing details

  • Roof framing elevations

  • Building elevations (North, South, East and West)

  • Steel section call-outs

  • Member sizes

  • Member lengths

  • Weld details where applicable

  • Bolt sizes

  • Hole sizes

  • Fabrication notes

The drawings are to clearly identify every structural steel member.

2. Steel Bill of Materials

Provide a complete steel schedule including:

  • Steel section designation

  • Length

  • Quantity

  • Weight (if available)

  • Total length

  • Total weight

Include all:

  • Columns

  • Rafters

  • Purlins

  • Bracing members

  • Plates

  • Angle brackets

  • Connection plates

3. Fastener Schedule

Provide a complete schedule for:

  • M10 structural bolts

  • Nuts

  • Washers

  • DynaBolts

  • Connection brackets

  • Angle brackets

The current concept uses:

  • 75 × 75 mm angle brackets

  • M10 × 75 mm DynaBolts into concrete piers

  • M10 bolts through steel columns

The existing concept drawings already contain partial details which are to be incorporated into the final drawings.

4. Concrete Foundation Drawings

Produce complete foundation drawings.

The building is located on sloping ground.

The slab is a floating reinforced concrete slab supported on reinforced concrete piers.

Include:

  • Foundation plan

  • Pier locations

  • Pier numbering

  • Pier schedule

  • Typical footing details

  • Reinforcement details

  • Slab reinforcement

  • Slab sections

  • Typical construction sections

  • Finished ground levels

  • Existing ground profile

Concrete details:

  • Slab thickness: 120 mm

  • Floating slab

  • Constructed on engineered fill

  • External reinforced concrete retaining wall approximately 200 mm thick between piers

Concrete piers:

  • 500 mm × 500 mm

  • Extend minimum 800 mm into natural ground

  • Heights vary from approximately 100 mm above finished ground level up to approximately 600 mm above ground level depending upon slope.

5. Roof Drawings

Produce roof plans showing:

  • Roof sheeting

  • Ridge

  • Roof pitch

  • Flashings

  • Insulation

  • Roof framing

  • Purlin layout

Roof covering:

  • Corrugated COLORBOND® steel

  • Colour: Surfmist White

  • Thickness: 0.48 mm

Insulation:

Ametalin ThermalBreak Roof and Wall Insulation

  • 1350 mm wide

  • 22.25 m roll

  • 7.8 mm thick

There are no gutters.

Provide flashing details around the roof perimeter.

6. Wall Cladding Drawings

The external walls are to be clad using:

James Hardie HardieTex™

2440 × 1200 × 7.5 mm sheets.

Provide:

  • Complete wall cladding layout

  • Sheet numbering

  • Cutting schedule

  • Optimised cutting plan to minimise waste

  • Joint locations

  • Fixing details

  • Corner details

A complete material take-off is required.

7. Upper Wall Cladding

The upper approximately 850 mm of the external walls directly beneath the roof shall be clad using corrugated steel sheeting.

Requirements:

  • Corrugated sheeting follows roof line.

  • Bottom edge shall remain parallel with the finished concrete slab.

  • Drawings are to show the required angled cutting profile.

  • Include flashing details.

8. Windows and Doors

Produce window and door schedules.

Windows are fixed-pane windows with two sliding windows provided to each room as shown on the supplied sketches.

Provide:

  • Window schedule

  • Window numbering

  • Door schedule

  • Sizes

  • Elevations

  • Opening directions where applicable

9. Plumbing Drawings

Produce plumbing layout drawings showing:

  • Water supply

  • Waste

  • Sewer

  • Fixtures

  • Pipe routing

  • Floor penetrations

Only a practical residential layout is required.

10. Electrical Drawings

Produce electrical layout drawings including:

  • Lighting layout

  • Switches

  • GPO locations

  • Distribution board location

  • External lighting

  • Smoke alarms

  • Ceiling fans (where shown)

  • Conduit routes

The electrical drawings only need to be suitable for residential planning and coordination.

11. General Arrangement Drawings

Provide:

  • Site plan

  • Floor plan

  • Roof plan

  • Four elevations

  • Building sections

  • Typical wall section

  • Typical roof section

All dimensions shall be shown.

12. 3D Model

Produce a complete 3D model of the building.

The model shall accurately represent:

  • Steel frame

  • Concrete slab

  • Concrete piers

  • Roof

  • Cladding

  • Windows

  • Doors

  • Flashings

  • Roof insulation

13. Rendered Images

Provide high-quality rendered images including:

  • Front elevation

  • Rear elevation

  • Left side

  • Right side

  • Aerial view

  • Perspective view

  • Interior framing view

Files to be Supplied

The successful freelancer shall provide:

  • Native DWG files

  • PDF drawing set

  • 3D model files (if applicable)

  • Rendered images

  • Bill of Materials (Excel and PDF)

  • Steel Schedule (Excel)

  • Window Schedule

  • Door Schedule

  • Cladding Schedule

  • Fastener Schedule

  • Concrete Schedule

Existing Information

The following information will be supplied to the successful bidder:

  • Existing 2D CAD drawings

  • Concept floor plans

  • Structural concept sketches

  • Building dimensions

  • Roof geometry

  • Foundation concept

  • Photographs if required

Freelancer Requirements

The successful freelancer should have:

  • Demonstrated experience preparing residential steel-frame construction drawings.

  • Experience with AutoCAD, ZWCAD, or compatible DWG CAD software.

  • Experience preparing fabrication drawings and Bills of Materials.

  • Experience producing realistic 3D renders.

  • Strong English communication skills.

Please provide examples of similar residential steel-frame projects completed.

Ownership

All drawings, models, calculations, schedules, Bills of Materials and associated intellectual property produced under this project shall become my exclusive property upon final payment.

No work may be reused, redistributed, or published without my written approval.

Notes

This project is for the preparation of a comprehensive drawing package based on an existing concept design. The successful freelancer is expected to identify any drafting inconsistencies, seek clarification where necessary, and produce a coordinated, professional set of construction drawings suitable for fabrication, quantity estimation, and submission to a structural engineer for final certification where required.


Final Deliverables and File Ownership

Upon completion of the project, the successful freelancer shall provide all deliverables in both editable native formats and PDF format.

The final submission shall include, as applicable:

  • Native CAD drawing files (.DWG) created in AutoCAD, ZWCAD, or another approved DWG-compatible CAD package.

  • PDF copies of every drawing sheet.

  • Native 3D model files (where applicable).

  • High-resolution rendered images (JPEG and/or PNG).

  • Bills of Materials and schedules in Microsoft Excel (.XLSX) and PDF formats.

  • Any supporting files, external references (XREFs), custom blocks, fonts, plot styles (CTB/STB), textures, linked files, and project resources required to fully open, edit, and reproduce the drawings without loss of information.

All files shall be supplied unlocked, unprotected, and fully editable.

Upon final payment, full ownership of all drawings, models, source files, Bills of Materials, schedules, renderings, and associated intellectual property shall transfer exclusively to the Client. The freelancer shall retain no ownership rights and shall not reuse, distribute, publish, or sell any part of the work without the Client's prior written consent.
