1. General Scope


I am seeking an experienced electrical engineer to design a complete electrical system for a multi-use building that functions as both a water tower and a hospitality facility, with B&B suites located on the upper floors. The project scope is outlined below, and we welcome your professional input and recommendations based on your experience in similar projects. I have attached the following documents for your consideration:


1) Existing water borehole water source and related electrical system

2) A view of project status at the construction site on 8/9/2025

3)  3D Building conceptual drawings(not architectrual drawing)


Project layout



Water tower floors (Floors 2–4) housing six (6) 10,000L tanks each.


B&B floors (Floors 5–6) with two ensuite bedrooms, kitchenette, and sitting area per floor.


Ancillary systems: reception, public toilets, equipment room, rooftop solar plant, and emergency water jet security system.


2. Power Supply & Distribution

2.1 Source & Capacity


Primary source: Hybrid power (grid + solar PV array + battery storage).


Solar system: 24 panels, ~550 W each, total ~13.2 kWp.


Battery storage: Lithium-ion bank sized for 24-hour backup of critical loads.


Backup: Provision for generator connection (63A, 3-phase).


Main distribution board (MDB) at ground floor with dedicated breakers for each functional area.


2.2 Cabling & Conduits


All cabling shall be copper, 450/750V rated, XLPE insulated.


Conduits: uPVC heavy duty for concealed runs; galvanized steel conduit for exposed and outdoor runs.


Minimum cable size for final circuits: 2.5 mm² (lighting 1.5 mm²).


3. Water Tower Electrical Installations (Floors 2–4)

3.1 Pump & Motor Control


Provision for borehole feed pump and transfer pumps to tanks.


Pump control panel with:


DOL/Star-Delta starters as per motor size.


Level sensors for automatic start/stop.


Manual override switches.


Motor protection breakers.


3.2 Lighting & Power


Energy-efficient waterproof LED battens (IP65) for tank areas.


Twin 13A weatherproof sockets on each floor.


Cable trays or brackets to avoid contact with water.


3.3 Earthing & Bonding


All metal tanks, ladders, and pumps bonded to earth.


Earth resistance ≤ 5 ohms.


4. B&B Floors Electrical Installations (Floors 5–6)

4.1 Lighting


Recessed LED downlights in rooms and corridors.


Feature lighting in kitchenette and sitting areas.


Motion sensor lights in stairwells.


4.2 Power Outlets


Minimum 4 twin sockets per bedroom, 3 twin sockets in kitchenette, 2 twin sockets in sitting area.


All sockets with childproof shutters and proper earthing.


4.3 Water Heating


Each ensuite bathroom: Instant water heater (3–5 kW) or centralized solar water heater with electrical backup.


4.4 Air Circulation


Provision for ceiling fans or split AC units (wiring, isolators).


5. Rooftop Solar & Electrical Room

Solar combiner boxes with surge protection.


DC isolators near PV strings.


MPPT inverters in electrical room.


Battery management system with temperature monitoring.


Ventilation in electrical room (natural or mechanical).


6. Emergency Systems

6.1 Lighting


Emergency LED lights in all common areas, stairwells, and exits (3-hour autonomy).


Exit signage illuminated.


6.2 Water Jet Security System


High-pressure pump with dedicated 3-phase breaker.


PLC-based control with integration to security sensors.


Manual override from security desk.


6.3 Fire Detection


Smoke/heat detectors in B&B floors and electrical room.


Fire alarm control panel on ground floor.


7. Testing & Commissioning

Insulation resistance tests on all circuits.


Earth continuity and loop impedance tests.


Functional tests for pumps, solar system, emergency lighting, alarms.


Certification in compliance with Kenya’s Energy and Electrical Installation Regulations.

Load schedule and single-line diagrams.


Manufacturer manuals and warranties(if available).


Maintenance instructions(if available)
