📐 Freelance Architect/Designer Needed: Commercial Flex Space & RV Storage Site Plan (Ozark, MO)


📌 Project Overview & Location

We are seeking a qualified freelance Architect, Architectural Designer, or Licensed Professional Drafter to prepare a comprehensive Commercial Site Plan for a new development in Ozark, Missouri (Christian County).
The final site plan and associated drawings must be suitable for formal submission and approval by the City of Ozark Planning and Development Department.

🏗️ Project Scope & Deliverables

The project involves a mixed-use commercial development consisting of:
Flex Space/Light Industrial Units (e.g., small commercial bays/warehouses).
Outdoor RV/Boat Storage Units (covered and/or open storage).
Your primary deliverable will be a complete Site Plan package, including but not limited to:
Final Site Plan Drawing(s): Detailed layout showing all proposed buildings, RV storage areas, setbacks, parking, drive aisles, ingress/egress, ADA access, and utility connections.
Building Placement: Accurate representation of all proposed structures based on the provided initial design plans, ensuring compliance with local setbacks and zoning.
Grading & Drainage Plan (Conceptual/Coordination): Plan to accommodate storm-water management. (Candidate should specify if this is an in-house deliverable or if they will coordinate with an external civil engineer, which may be required by the city).
Utility Plan: Locations of proposed water, sewer, and electric hookups/easements.
Landscaping Plan: Conceptual landscaping based on City of Ozark requirements.
Digital Files: High-resolution PDF files for printing and submission, and source files (e.g., AutoCAD DWG, Revit, etc.).

🤝 Information We Will Provide

We will provide the selected freelancer with the following documentation to ensure a streamlined process:
Initial Site Concept Plan: A preliminary drawing with the desired placement of buildings and storage areas.
Initial Building Plans/Elevations: Drawings detailing the anticipated sizes and elevations of the Flex Space and RV Storage structures.
Property Information: Legal description, parcel ID, and current survey (if available).
Identified Setbacks: Current understanding of the required zoning setbacks for the property.

⭐ Required Experience & Qualifications

Essential: Proven experience in preparing commercial site plans for municipal submission and approval in Missouri, preferably within the Ozarks region (e.g., Ozark, Springfield, Nixa, Christian County).
Critical: Demonstrated understanding of the City of Ozark, MO Planning and Development review process and submission requirements for new commercial construction/redevelopment.
Technical Proficiency: Expertise in professional drafting software (e.g., AutoCAD, Revit) and adherence to industry drawing standards.
Communication: Excellent communication skills to coordinate with the property owner and potentially the City's Planning department during the review process.

⏳ Project Timeline & Budget

Timeline: We are looking to complete the formal site plan submission package within 4 to 6 weeks of contract signing. Please propose a detailed timeline that meets this deadline.
Budget: Please provide a fixed-price bid for the complete deliverable package, or an estimated hourly rate with a ceiling cap.
