I have a site of bare land that I wish to subdivide into multiple parcels for different uses. I am requiring options for site plans for the subdivision.
The total site is 15,128m2 and has 2 access points. You can view the site on www.maps.gdc.govt.nz and search for 166 Disraeli Street, The site is adjacent to the factory in the aerial imagery and is Lot 1 DP568244. On that site you can draw and measure to get the dimensions of each boundary - it is interactive with vector data.
I am looking for 3 different options of the site layout, each to achieve the following:
1. 1 x site of 7500m2 total to be used as a warehouse and depot for a road transport business. Ideal total site dimensions are 125m x 60m. The site needs to have a warehouse constructed of 2000m2 +/- with dimensions of approximately 57m x 35m. The entrance will be on the Disraeli Street side of the site. I will need a site layout plan showing options for the placement of the warehouse and parking options for 4 visitor carparks, 18 staff carparks, a truck park for 4 vans, 10 x 10m trucks and 10 x 25m trucks. The warehouse will be drive through so trucks will drive through from the street end and exit at the back. They will then loop around the building to exit through the same entrance. The turn circle to exit out the warehouse will need to be adequate for 25m truck and trailer units.
2. 1 x site of 4000m2. Entrance will be off Disraeli Street as well and could be shared with site 1 if necessary, although preference is to have separate 6m access way if possible. Warehouse of 1000-1200m2 with car and truck parking and adequate turning areas.
3. Multiple sites of minimum 400m2 along the Anzac Street boundary with access off Anzac Street. These will be for residential dwellings. The vehicle access way way needs to be 6m width if more than 5 lots can be created. If up to 4 lots then 4m access way is compliant with town planning rules. Ideally I want as many sites as possible. If there are more than 5 lots then the last 4 lots are allowed to have access way of 4m if only those lots are using that last part of the access way. The notion is that 2 vehicle need to able to pass each other where the access way services more than 4 lots hence the 6m width requirement..
