Request for Proposal: Structural Engineering & Construction Documents Project: 4,150 SQFT Cold-Formed Steel (CFS) Residence1. 


Project Overview


We are seeking a California-licensed Structural Engineer or a specialized CFS design firm to produce a permit-ready structural construction package for a new two-story single-family residence in San Diego County.

The project utilizes Cold-Formed Steel (CFS) as the primary framing system. We have completed the architectural design (floor plans and elevations) and now require the full structural engineering integration, lateral analysis, and detailing necessary for a formal building permit submission.

2. Scope of Work & Deliverables

The consultant shall provide a complete structural package that complies with the current California Building Code (CBC). 


Deliverables must include:

A. Foundation & Civil Integration

  • Foundation Plan: Detailed footings, grade beams, reinforcement schedules, and slab-on-grade details based on provided geotechnical reports.

B. Comprehensive CFS Framing Package

  • Floor & Roof Framing: Engineered layouts for CFS joists, trusses, or rafters, including all header and beam schedules.

  • Wall Framing: Specific stud gauges, spacing, and tracks. Inclusion of bridging, blocking, and specialized CFS-to-Foundation connections.

  • Stair Geometry: Full structural detailing for a 17-riser internal staircase.

C. Sectional Details

  • Full Building Cross-Sections: Floor-to-floor heights, assembly depths, and thermal break integrations.

  • Envelope Details: Connection details for exterior finishes (stucco, siding, etc.) over CFS, ensuring mitigation of thermal bridging.

D. Calculation & Compliance

  • Total Area: ~4,150 sq. ft. (Living) + Garage, Storage, and Porches.

  • Primary Material: Cold-Formed Steel (Light Gauge Steel).
