Scope of Work – Revit Detailed Design & BIM ModelingProject Overview
The project consists of developing a complete and highly detailed Building Information Model (BIM) in Autodesk Revit for a single-level residential building of approximately 75 square meters, containing two (2) bedrooms and two (2) bathrooms.
The structure will utilize precast concrete wall panels with a structural steel frame system. The building will be designed using tropical, passive design, and sustainable design principles appropriate for the Darwin, Northern Territory climate, and will feature a pitched flyover roof with multiple skylights.
The design will incorporate breezeblock screening around the building, particularly on the western façade, to promote natural airflow and provide shading. The building is located in a cyclonic wind zone and situated on a steep hillside, requiring careful site and earthworks modeling.
The model will be used for design development and construction documentation.
Scope of Services
1. Architectural Modeling
Develop complete architectural Revit model.
Single-level floor plan, roof plan, elevations, and building sections.
Modeling of pitched flyover roof, multiple skylights, and breezeblock screening.
Room layouts, doors, windows, finishes, and schedules.
Passive design features such as shading devices, openings for cross-ventilation, and roof overhangs.
2. Structural Modeling
Structural steel framing system.
Precast concrete wall panel layout.
Footings, foundations, and retaining structures appropriate for sloped terrain and cyclonic conditions.
3. Site & Earthworks Modeling
Import and model site topography using Google Earth and/or provided survey data.
Excavation, cut/fill, and grading modeling.
Driveway layout and slope design.
Retaining walls and site structures as required.
4. Subterranean & Services Coordination
Underground electrical conduit routing.
Underground plumbing and drainage routing.
Coordination of services with foundations and structure.
5. Cyclonic Zone Considerations
6. Documentation
Fully annotated drawings with dimensions, tags, and notes.
Sheet set organized for construction use.
