Commercial Real Estate Re-Negotiation

Are you paying too much for your commercial space? I can save you or your company thousands in annual rent payments. I have worked as a dealmaker for a Global Fortune 500 Commercial Real Estate firm for over 10 years, much of that time exclusively dedicated to lease renegotiations for small business up to multinational companies. I've negotiated several hundreds of successful commercial real estate transactions in every state in the US and most provinces in Canada. I have personally negotiated over $15.3 million in rent savings for my clients, and I have expertise in Retail, Office and Industrial property types. I can act as a fee based owners representative consultant (non-commission) to expertly research market conditions and other local factors to re-negotiate your lease from Letter of Intent (LOI) stage through to a fully executed lease amendment. I will personally write the LOI and customize it to address all your needs for the space. I will consult with you via telephone and email to understand your unique situation and your company's financial circumstances which could be additional leverage in the lease renewal negotiation. I will then work with your legal resources to ensure the final lease amendment is tenant friendly and all the terms from the agreed upon LOI are properly reflected. There is typically no need for me to travel to the site as I can access several different databases and a network of contacts throughout the US to determine the most aggressive attainable lease rate. Now for the best part. My services will come at very little or no net cost to you. In most cases I will pay for myself many times over, as my fee will typically be directly offset by rent savings achieved during negotiations.
