610 Business District Phase I will be the first, speculative phase of a 113-acre business park. Located in the growing south Houston market, the project benefits from adjacency to the Port of Houston, the Texas Medical Center, Hobby Airport, and Downtown Houston. The infill location provides access to a large labor force and access to 2.6 million people within a fifteen-mile radius.

Phase I will be comprised of a 291,459 square foot cross-dock building with a 36’ clear height, and a 97,336 square foot front-load building with a 32’ clear height. The buildings will feature ample auto and trailer parking as well as outside storage for tenants. Subsequent phases of the business park can accommodate up to 1,000,000 square feet of development that will have similar leading design features.

Seth Flechsig, Senior Managing Director of Lovett Industrial’s Central Texas Region, commented, "We are thrilled to have Phase I of 610 Business District underway. The south Houston market has emerged as one of Houston’s leading destinations for distribution and manufacturing businesses. 610 Business District will ensure that those businesses benefit from best-in-class facilities in an excellent location with immediate access to Houston’s Loop 610."

Marketing and leasing efforts for 610 Business District are exclusively handled by Andrew Jewett Sr., Nathan Wynne, and Jason Dillee of CBRE. Construction financing is provided by Associated Bank. Alston Construction is the General Contractor. Stephen Klimas of More Architecture Studio is the lead architect. Lester Jones of ALJ Lindsey is serving as the project’s civil engineer.
