I reduced the frequency that my department was in violation of preparing lien releases for mortgages. In order to reduce the fines, first I had to ensure that the bank had a clear understanding of why we were getting the fines. It was revealed that the title company that performed the closing was also demanding the $500.00 fee, when the statue stated only the owner could file and demand the $500.00. I was also constantly responding to clients and attorneys on a daily basis.
