I am a licensed Civil/Structural Engineer providing high-level oversight and technical leadership for land development and building projects across 12 U.S. states. My focus is simple: help developers, architects, and contractors move projects from concept to permit approval with precision, speed, and professional accountability.
I lead a multi-disciplinary engineering team that handles site design, utility layouts, subdivision planning, stormwater management, roadway design, and structural detailing for residential, commercial, and mixed-use developments. The production work is executed by my team, while I provide the executive oversight, technical review, and stamping authority required to ensure that every deliverable is compliant, coordinated, and permit-ready.
My professional background covers a wide range of project types, including subdivisions, medical facilities, retail centers, gas stations, industrial buildings, and specialized structures. I support clients with due-diligence assessments, feasibility studies, grading and drainage design, structural analysis, and full permit package preparation.

Work Terms
I operate with clear structure to keep projects efficient and predictable.
Hours of Operation:
• Monday–Friday, 9:00 AM to 6:00 PM (EST)
• Limited weekend availability for critical deadlines only, and by prior agreement.
Communication:
• Primary communication through Guru messages.
• Scheduled video/phone calls available for project milestones or technical coordination.
• All instructions, revisions, and approvals must be provided in writing to maintain record accuracy.
Scope & Deliverables:
• Work begins once scope, fee, and timeline are confirmed in writing.
• Deliverables follow the agreed scope; additional work requires a change order.
• Stamped drawings are issued only upon completion of internal QA review.
Turnaround:
• Standard turnaround depends on project size and complexity.
• Expedited timelines can be accommodated with a surcharge if capacity permits.
Payments:
• All payments are processed through Guru using SafePay for mutual protection.
• Work on each phase begins after the corresponding milestone is funded.
• Fees are non-refundable once work has started.
Client Responsibilities:
• Provide complete and accurate project information.
• Respond to coordination questions in a timely manner.
• Ensure third-party consultants (architects, surveyors, MEP, etc.) maintain consistent information.
Revisions:
• Includes one revision cycle per deliverable unless otherwise agreed.
• Major changes, redesigns, or new alternatives are billed separately.
Professional Practice:
• Engineering reviews and stamps are provided under the authority of my licensed firm.
• All deliverables comply with applicable codes, standards, and permitting requirements.
