We have already designed a high-end creative office (layout, look, materials, furniture).
We need someone to:
- Overlay our design onto an existing landlord floor plan (4,400 SF loft)
- Create a clean visual plan + basic technical drawings
- Mark electrical + plumbing locations for contractor / landlord coordination
- Deliver within 24–36 hours
This is a fast execution job, not conceptual design.
SCOPE OF WORK
1. Layout Overlay
- Take provided landlord plan (PDF)
- Overlay:
- reception / entry sequence
- lounge + bar / island
- conference rooms
- bullpen (4–6 people max)
- private offices (rear)
- viewing room
- Must reflect:
- circulation
- real scale
- furniture placement
2. Entry Sequence (IMPORTANT)
We have a defined concept:
- Entry gallery (plaster wall + minimal logo)
- Long corridor broken into moments
- Divider (black steel + walnut shelving)
- Turn → reveal (lounge + island + view)
👉 You are translating this into plan + layout, not redesigning it.
Electrical Plan (Basic)
Mark clearly:
- outlets (walls + floor where needed)
- lighting zones
- island power
- conference table power
- AV / TV locations
👉 This does NOT need to be engineering-level—just clear and buildable.
4. Plumbing Plan (Basic)
- Sink at island / bar
- Coffee / beverage area
- Any additional water points if needed
5. Deliverables
Required:
- Clean annotated floor plan (PDF)
- Electrical + lighting overlay
- Plumbing overlay
Optional: simple 3D or diagrammatic perspective (not required but preferred)
FILES PROVIDED
- Landlord floor plan (PDF)
- Reference images (our exact design direction)
- Written notes on layout + zones
TIMELINE (NON-NEGOTIABLE)
- Start immediately
- First pass: within 24 hours
Revisions: within 36 hours total
STYLE REQUIREMENT (IMPORTANT FILTER)
This is NOT:
- corporate office
- bright startup
- generic WeWork aesthetic
This IS:
- warm, restrained, cinematic
- walnut, leather, stone, plaster
- minimal, high taste
If your portfolio is glass boxes and white desks, this is not the project.

- Comfortable working from references (not starting from scratch)
