We are a U.S.-based real estate wholesaling company seeking an experienced Virtual Assistant or small team (OCONUS) to handle lead generation, cold calling, SMS follow-up, and deal pipeline management.
This is NOT an entry-level position. We need someone who has already worked in U.S. real estate wholesaling and understands motivated seller conversations, objection handling, and CRM/pipeline discipline.
What You'll Do:Phase 1 (First 30 Days):
Pull and organize targeted seller lists (absentee owners, vacant properties, pre-foreclosure, etc.) using provided tools or your own sources
Execute 50–100+ cold calls per day to motivated sellers using proven scripts (we provide initial templates; you refine based on results)
Log all activity, conversations, and outcomes in our pipeline tracker (PassivePilot or similar CRM)
Flag warm/hot leads for principal review and deal analysis
Send follow-up SMS and email sequences to nurture leads
Phase 2 (Days 31–90):
Manage full lead-to-contract pipeline with minimal supervision
Coordinate with principal on offer strategy and contract execution
Assist with buyer outreach and disposition coordination
Provide weekly KPI reports: calls made, contacts reached, appointments set, contracts signed
Continuously optimize scripts, messaging, and lead sources based on conversion data
Requirements (Must Have):
Proven experience in U.S. real estate wholesaling (minimum 6–12 months)
You must understand: ARV, comps, assignment contracts, motivated seller psychology, objection handling
Cold calling experience with high daily volume (50–100+ calls/day)
Fluent English (spoken and written)
CRM/Pipeline management experience
Familiar with tools like: Podio, REsimpli, REI Reply, or similar (we use PassivePilot + standard trackers)
Self-starter with strong work ethic
Reliable internet, quiet workspace, and professional phone setup
Bonus Points (Preferred but Not Required):
Experience with skip tracing and list-building tools (PropStream, BatchLeads, etc.)
Familiarity with SMS/email automation platforms (Launch Control, REI Reply, etc.)
Previous work with multiple U.S. markets (Southeast/Midwest experience a plus)
Experience managing or training other VAs (if you're a team lead)

Trial period: First 30 days at agreed rate; performance review at day 30 and day 60
