Engineering & Architecture Engineering (Mechanical / Chemical / Civil / Electrical)

We are looking for a qualified HVAC CAD designer, mechanical designer, or mechanical engineer to update HVAC permit drawings for a small commercial office renovation.

The building has an existing HVAC system. We are adding interior walls to create new offices, a conference room, a break room, and a small storage room. The local code office has requested additional HVAC information on the plans before approval.

The revised HVAC drawings must be prepared to meet all applicable local building, mechanical, energy, and ventilation code requirements for our jurisdiction.

The drawings should include:

  1. Mechanical / HVAC Floor Plan
    • Existing HVAC system layout, as applicable
    • New or modified supply and return ductwork
    • Supply and return locations for the new offices, small storage room, and break room
    • Conference room mini-split system
    • Bathroom exhaust fan
    • Required notes for permit approval
  2. Conference Room Mini-Split
    • Show the conference room removed from the existing main HVAC system
    • Add a new mini-split system for this room
    • Room occupancy is expected to be approximately 14 to 17 people
    • Include heat loss / heat gain calculations
    • Account for required outside air / ventilation requirements
    • Account for the large amount of windows in this room
    • Include equipment information and sizing on the plans
  3. Break Room
    • The break room will remain on the existing HVAC system
    • Occupancy is expected to be limited to approximately 4 to 6 people at one time
    • Lunch times will be staggered
    • Provide supply and return duct sizing calculations for the break room
  4. New Offices and Small Storage Room
    • Provide supply and return duct size calculations for:
      • Three new offices
      • Small storage room
      • Break room
  5. Bathroom Exhaust
    • Include bathroom exhaust fan sizing
    • Show exhaust routing and termination if required by code
    • Include any required ventilation notes
  6. Calculations, Schedules, and Notes
    • Heat gain / heat loss calculations
    • Duct sizing calculations
    • Required outside air / ventilation calculations
    • Exhaust fan sizing
    • Equipment schedule
    • Applicable code notes
    • Any details needed for permit approval

The final deliverable should be a complete revised mechanical / HVAC permit drawing package suitable for submission to the local code office. Please include the number of sheets you recommend, your estimated turnaround time, and what information you need from us to begin.
