I am using county records, using different websites, depending on the target locations of all my clients, looking for tax deed sales, comparables, parcel numbers, owners names, addresses, etc. We can also use CraigsList, BackPage, Trulia, Zillow, HotPads, Eppraisal & other FSBO/FSBB/FRBO/FRBB/FLBO/FLBB sites for sure fresh leads, like what I am doing for all of my current realtor clients here at Guru. I am proud to say that almost weekly, I am giving them successful deals. What I do is, I am manually searching for property buyers, sellers, renters, agents, lenders, funders, financers or investors posted on CraigsList/FSBO etc., in a particular target locations, then I email and redirect them to my clients websites, depending on their property needs and then I am saving all their exact post on CraigsList/FSBO etc., together with their contact informations and then send them to my clients, for us to follow up. PRESTO! possible sales! We can contact leads by phone, voicemail, text or email.
